Rent Stabilization is a government mandated system that requires a landlord to renew a tenant’s lease in perpetuity while mandating rent increases that are less than market rate increases. Tenants are permitted to renew their leases on a yearly or bi-yearly basis so long as there is not a basis under the Rent Stabilization Code for the tenant’s removal.
7. What is rent control? Rent Control is a government mandated system that permits a tenant to remain in possession so long as the tenant pays rent increases that are set by the government. Rent Control slightly differs from rent stabilization in several ways. Rent control tenants do not receive renewal leases but are permitted to remain in possession so long as there is not a basis under the rent control regulations for their removal.
